Roof Life Expectancy Calculator

Estimate remaining roof life from covering material, climate exposure, and install year. Useful for inspectors and buyers as a quick educational reference—not a substitute for an on-site roof inspection.

Climate exposure

Select all that apply. Average is the baseline and cannot be combined with specific exposures.

Advanced settings

Refine known material, installation, ventilation, and maintenance details. Leave unknown factors at their typical defaults.

Methodology

Expected life = round(typical material lifespan × every selected material-aware climate multiplier × installation-quality multiplier × ventilation/maintenance multiplier). Age = current year − install year. Remaining = max(0, expected life − age).

Climate exposures stack multiplicatively. Average is the exclusive 1.00× baseline; selecting a specific exposure removes Average, and multiple specific exposures can be combined.

Remaining bands: more than 10 years → Good/Long; 5–10 → Moderate; 1–4 → Near end; 0 → At/past typical life — inspect. Zero is a statistical service-life threshold, not a prediction of immediate failure.

Standard material assumptions

MaterialTypical life (years)
Asphalt 3-tab20
Asphalt architectural30
Metal40
Tile50
Slate80
Wood shake30
Flat TPO20
Flat EPDM25

Advanced material details use 25 years for exposed-fastener metal, 50 for standing seam, 90 for copper or zinc, 40 for concrete tile, and 85 for clay or terracotta tile.

Material-aware climate adjustments

ClimateAdjustment
Mild1.10× for most coverings; 1.05× for metal.
Average1.00× for every covering.
Harsh sun0.85× asphalt and single-ply; 0.90× wood; 1.00× metal, tile, and slate.
Harsh freeze–thaw0.80× asphalt; 0.85× tile, slate, wood, and single-ply; 0.95× metal.
Coastal / salt airMaterial-aware: 1.00× tile, slate, TPO, EPDM, copper, and zinc; 0.90× asphalt; 0.85× wood and standing seam; 0.80× unknown metal; 0.75× exposed-fastener metal.

Advanced condition assumptions

  • Installation — Unknown / typical: 1×
  • Installation — Below average: 0.9×
  • Installation — High quality: 1.1×
  • Ventilation and maintenance — Unknown / typical: 1×
  • Ventilation and maintenance — Limited / poor ventilation: 0.9×
  • Ventilation and maintenance — Proactive / well ventilated: 1.05×

Lifespans and adjustments remain simplified industry rules of thumb. Advanced choices improve specificity but do not measure actual condition, storm history, repairs, covering thickness, flashing, or roof-deck performance.

Rough educational estimate only—not a roof inspection, failure prediction, condition assessment, or warranty. Have a qualified inspector or roofing professional evaluate the roof in person.
