What to Expect From Your Home Inspection

Alabama

  • Before the inspection
  • What we inspect (11 areas)
  • Standards in Alabama
  • Understanding your report (IN / NI / NP / O)
  • After the inspection

Alabama sets its own home inspection standards. Your inspector works to the standards that apply in Alabama, which define what must be inspected and reported.

Methodology

Most states share the same baseline systems list, drawn from SwiftReporter's InterNACHI/ASHI-aligned state template structure. What genuinely changes by state is the standards note (whether the state sets its own home inspection standards, expects a national Standard of Practice, or does not license inspectors) and, in Texas, the report codes.

  • Texas — sections and codes follow the TREC Property Inspection Report Form (REI 7-6): I / NI / NP / D
  • Florida — systems follow the statutory scope of home inspection services in Fla. Stat. §468.8311
  • Other states — baseline systems list plus the applicable standards note, with IN / NI / NP / O status codes and severity bands

IN / NI / NP / O is a common reporting-software convention rather than a code set mandated by a standards body, so adjust the handout to match how your own reports read before sending it to clients.
